Industry Associations
Talkstrata » Forums » Strata Corporations » Strata Management CompaniesHi,
Whilst searching for strata management companies in the Lower Mainland, I happened to stumble across two separate industry associations that claim to represent the interests of member management companies:
Strata Property Agents of British Columbia
http://www.spabc.org/
Professional Association of Managing Agents
http://www.pama.ca/
Does anyone have any experience with these organizations? Each offer a list of affiliated members on their respective web sites, and I was wondering if being a member of these organizations would give a management company a little more standing in the industry. And if a company is not a member, should that send some sort of warning message?
I guess I'm just trying to find out in the first instance whether or not these two associations have any credibility.
Thanks in advance for any advice you can offer.
Mike.
P.S. Great site, I hope it really takes off!

I don't know about PAMA but the SPABC is off to a very shaky start with me. They developed a standard contract for their members to use with client strata corporations. This standard contract is seriously unbalanced between the interests of the strata management company and the interests of strata owners. For example, it lacks a termination clause, in the absence of which, it can only be terminated by a 3/4 vote of owners in accordance with the SPA. This makes for an uneven playing field between the strata manager and the client.
My advice to any strata council is DO NOT SIGN A STRATA MANAGEMENT AGREEMENT WHICH DOES NOT HAVE AT LEAST A 60 DAY CANCELLATION CLAUSE. Better still, have a lawyer review the contract before deciding to sign it.
