Hi everyone, this new discussion thread was created by request for you to talk about the current Strata Property Act and all of its accompanying legislation.

Are there sections that you think are unfair and need changing? Voice your concerns here. You'll likely find people with similar thoughts. Get together and make changes for the better.

In Alberta it is required that a reserve fund study be done at least every 5 years to inform owners and potential buyers about the cost of work needed on common property in relation to the the amount in the reserve fund. This is intended to help with reserve fund planning and prevent "surprise" special levies for both owners and new purchasers of strata units.

In Ontario and Washington State it is required that a financial audit be done annually (with exemptions for small stratas).

Neither of these is required in BC. Does anyone think BC should not implement these requirements ?

There are many sections of the Act that require restructing where does one start??
Well lets start with Strata Managers and the power that they have! Lets take their little power sticks away and get them aquainted with the real world!!

We need a change in the section that makes it a bit easier to allocate expenses fairly amoung different strata types (enough of this 100% vote BS)

Legislate a body to deal with problems that can be approached (the hell with the S of Real Estate What do they really know what is happening in strata world)

The RECBC is responsible for regulating strata managers (or strata agents as they are called). However, the standards are abysmally low. There is no code of conduct for strata agents so they can go just about anything short of stealing money and they will keep their licences.

Yes, the unanaimous consent requirement (for changing the cost apportionment) should change. Some jurisdictions use 90% or a 3/4 vote for such changes.

Dissatisfied strata owners should write letters to the premier and Minister of Finance who is responsible for the RECBC and the Supt. of Real Estate.
